The existing tenant was offered by the Landlord to renew the lease at a rent of $31,500 per annum + outgoings + GST
The existing tenant had not responded to the Landlord’s offer and we had very limited time to secure a new tenant prior to the expiry of the existing lease
Our goal was to secure a new tenant immediately, to avoid loss of rent for the Landlord
THE REVEAL
Prior to public marketing, TCI referred prospective tenants from our database and leased the property ‘off market’ at a rent of $33,000 per annum + outgoings + GST or $471/m2, representing a 4.77% increase in rent, combined with no downtime and no incentive provided to the new tenant
Final result being 267 times quicker than market average
