Murphy Street is difficult to find on street parking, for customers visiting the property
THE CHALLENGES
Property looks like an office, is used like an office but is not an office – this needed to be explained to potential tenants and the potential limitations of the zoning
The marketing tried to identify in brief, where the best local amenity spots where
Rent was priced appropriately to what was on offer, in consideration of the limitations
THE REVEAL
After circa a month on market, TCI leased the property for just under the asking rent
The campaign received 4,713 hits, compared to the market average of 937 i.e. 5 times higher
