General market negative sentiment associated to Bridge Road leasing
To overcome this, our marketing campaign promoted this particular section of Bridge Road as being the “tried, tested and proven” section of Bridge Road, with neighbouring national anchor tenants being evidence of this
Within 5 weeks of launching the marketing campaign, TCI secured a signed offer at the asking rent, with formal lease documents to be prepared
4 days prior to lease commencement, a news article was published on the demise of Bridge Road. This resulted in the tenant having ‘cold feet’ and withdrawing their offer citing the said article
THE REVEAL
TCI secured another 2 signed offers within a further 2 weeks, with one offer being at the asking rent, giving the Landlord the option of their preferred tenant
The Landlord preferred the offer from the tenant which was below the asking rent and TCI successfully negotiated for the preferred tenant to pay the asking rent of $35,000 per annum + outgoings + GST
The tenant being a Pharmacy
Final result being 3.67 times quicker than market average
