THE CONS
- Nearby construction created traffic issues, parking issues and noise
- No car parking
- Single toilet in who building
- No heating or air conditioning
- Industrial zone – restricting retail uses
THE CHALLENGES
- The campaign centered around highlighting the growth in the area, with multiples of national and destinations tenants in the area – demonstrating this strip as ‘up and coming’
- While the property was zoned Industrial, this did not preclude all retail uses – this was discussed with potential tenants when enquiring on the property
- Property condition was highlighted in marketing and noted by all potential tenants – due to the condition, it was elaborated the Landlord like to present their property well and ensure it was maintained on their end correctly, as well as the Tenant, with additional maintenance obligations placed on the Tenant
THE REVEAL
- After circa one month on market, there were multiple offers at the asking rent submitted to the Landlord and the property was leased
- The campaign received 4,684 hits, compared to the market average of 337 i.e. 13.8 times higher
